➡️It's been a busy time during my Property seat with so many different instructions coming in and the learning never stops! Even as a third seater, you still learn every single day. As much as I love that, sometimes it's hard to embrace!
Some of the types of work I have been involved in recently:
🏠Sale of properties - these are generally straightforward, I prepare a sales pack, send it across to buyer's solicitors and await their enquiries. I deal with replies to enquiries and any apportionments too. Sometimes the enquiries go back and forth but its good to learn through this!
🏡Purchase of properties - these require more work as you have to order searches, report to your client, investigate title and raise enquiries yourself with the seller. Also, some clients will have their last minute questions that throw you off at times. Then post completion matters including SDLT return and Land Registry applications and requisitions.
🏢Lease extensions - leaseholders who meet certain statutory requirements can apply for their long lease to be extended which requires certain due diligence and a notice to be served on the freeholder. It's slightly more complicated when your buyer client is purchasing a leasehold for which the seller is applying for an extension which your client will get the benefit of on completion!! Good practice nonetheless.
➡️I have been involved in more lease drafting and underleases, acting for both landlords and tenants which allows me to appreciate what is important for both parties and what to avoid! I completed my Professional Skills Course at ULaw for drafting commercial leases and commercial transactions overview, both of which were super useful and enjoyable.
➡️The past few weeks have been tough and as much as there are lessons learnt, there are bumps along the ride. Sometimes its hard to see the light when you don't feel motivated or unfocused but here's to making the most of the remaining weeks ahead!
